When it comes to repairing and stabilizing a home or building with a concrete foundation, the price can vary dramatically depending on access and severity of the settlement. Our exterior piers usually range between $400.00 – $600 per pier for a standard 12″ diameter, 8-9′ deep. Our interior piers usually range between $1000.00 – $1,400.00 per pier.
Some foundation problems are minor, for example if only one corner of the house is effected and is caught at the early stage of settling it may only require 4 piers. On the other hand if the entire house is unstable depending on the size of the house it could need 30-50 exterior piers and a few interior piers. Here are a few reasons why the price could fluctuate.
- Landscaping, it can take more time and labor to work around a well kept flower bed to make sure we do not damage plants and sprinkler lines with our equipment
- Easy access, if there is open access and open work area for our equipment it can save time for us and naturally save money for our customers
- Utilities, gas, water, sewer and cable lines in the working area cause more time and labor to locate by hand before we can install our piers
- Multiple concrete breakouts, to access the foundation it’s common to break a 2′ x 2′ section of concrete to install our pier. Breakouts are commonly required inside carports, garages and patios. We repair whatever concrete we breakout. Interior piers can be more expensive if the house still being lived in. Much more care is taken when installing interior piers where there is furniture and flooring nearby. And of course easy access or tight areas will cause prices to fluctuate.
